Spring has arrived in the Iowa City area — and so have buyers. April 2026 data from the Iowa City Area Association of REALTORS® shows a market that continues to move with urgency: homes are selling nearly twice as fast as they were a year ago, closed sales are up, and prices remain stable. Here’s a look at what the numbers are telling us across Coralville, Iowa City, North Liberty, Tiffin, Solon, and Swisher.

The Big Story: Homes Are Flying Off the Market

The most striking stat in this month’s report is Days on Market. In April 2026, the median home spent just 17 days on the market before going under contract — down from 31 days in April 2025. That’s a 45% decrease, meaning the typical home is selling in roughly half the time it did a year ago.

For sellers, that’s excellent news. For buyers, it’s a clear signal: if you find a home you love, waiting is a risk.

Closed Sales & Pricing

Closed sales ticked up from 160 in April 2025 to 166 in April 2026, a 4% increase that reflects continued buyer activity in our local market.

Median sales price came in at $326,750, essentially flat compared to $328,750 last April — a difference of just $2,000, or less than 1%. Despite the faster pace of sales, prices haven’t surged dramatically, which is good news for buyers who may have been concerned about affordability. The median sold price per square foot also stayed close at $171/sq ft versus $174 last year.

Inventory & New Listings

Active inventory dropped from 965 homes last April to 818 this April — a 15% decrease. Fewer homes are available, and the ones that are hitting the market are selling quickly.

New listings came in at 339 for April 2026, down from 356 a year ago (a 5% dip). While we’re seeing some new supply enter the market with the spring season, it hasn’t been enough to significantly ease the inventory crunch.
